Solutions Requiring Specialist Installation
- Fire Alarms – The installation of fire alarms is the responsibility of the property owner in line with current legislation.
- Safety and Security Window Film needs to be installed by a licensed installer and would require permission for those living in rental accommodation and under Strata Title.
- Keyless Door Lock – which are opened using fingerprint recognition fitted to the front or back door, it is used in place of a standard door lock. This technology is quite recent and may not suit many older people. Installation will be done by the supplier.
- Hand Rails and Grab Rails to provide support for mobility and safety in the bathroom or on stairs and ramps. Occupational therapists can advise on the correct height and placement of hand rails and grab rails and they are best installed by an experienced builder.
Private Rental – you will be bound by the terms and conditions outlined in your tenancy agreement or lease. Unless otherwise stated, you may not attach any fixture, or make any alteration or addition to the premises without the written permission of the owner or agent. The owner is however responsible for the installation of smoke alarms in accordance with legislation. Tenancy rights differ from state to state and further information can be obtained from the Tenancy Board in your state or territory.
Public Rental – Whilst similar conditions apply to private rental tenants, each state or territory provides public housing under legislation particular to the state or territory. In general, public tenants who have an identified will be provided with some modifications to their accommodation under certain conditions. Strata Title – For people living in owner occupied units, townhouses or other apartment type accommodation it may be necessary to obtain permission from the Body Corporate prior to any major changes to the environment or the installation of some technology. The Body Corporate exists to manage the necessary and mutual interests of owners and is bound under state or territory legislation. Major alterations to the environment or installation of some technology may need approval of the body corporate prior to installation.
Retirement Villages - Each State and Territory other than Tasmania has enacted specific legislation that regulates the operation of retirement villages. The legislation in each area is different and has its own definition of what is and what is not a retirement village.
In some cases the legislation applies differently to different legal structures and contractual arrangements. Particular legal structures and contractual arrangements may also attract the application of other legislation, such as strata title, community title, companies and securities, manufactured home or tenancy legislation.
